You Returned the Keys, but Electricity Bills Continue

Property handover and removal as a meter beneficiary are related procedures. Record readings, follow the service request and separate utilities from lease duties.

The landlord receives the keys and the tenant moves out, yet another electricity bill arrives on the old account. This illustrates why physical handover should be coordinated with utility registration. The handover record helps establish the facts, while changing the registered beneficiary requires a separate, documented procedure to clarify each account’s position.

Who holds the account and bears consumption

Check the beneficiary name, meter number, unit details and consumption agreement, then the utilities clause in the lease and handover date. The dispute may involve earlier usage billed later, an inaccurate reading or delayed registration changes. A bill’s issue date alone does not establish when electricity was consumed or who bears it as between landlord and tenant.

Use the correct beneficiary-removal procedure

Saudi Energy provides removal of a meter beneficiary when the property relationship ends. Its service includes specifying the requested date and checking issuance of the removal invoice. Apply through account management on the website or app. Keep the request number, date, status and issued invoice, and verify completion. Deleting a number from an account display or notifying the landlord does not necessarily complete the official service.

Connect the reading to the handover record

Record the meter number, reading and handover date, with a clear photograph where possible that avoids other people’s data. Specify the agreement on the final invoice and previous balances. This helps reconcile usage with occupation, but does not replace checking the bill and provider request. Commercial or multiple-meter arrangements may require procedures different from those for a single residential unit.

Settling electricity does not automatically end the lease

Removal does not erase an established debt, terminate the lease or independently discharge another obligation. Nor are private agreements automatically transferred to the provider. If an amount is disputed, request the consumption period, readings and explanation through an official channel. Retain correspondence and the outcome, then assess landlord–tenant claims under the contract and evidence. A name in an old message alone should not determine responsibility.

  • Match the meter to the unit and beneficiary
  • Record the reading, handover and removal request date
  • Review the removal invoice, request status and objections

Fictional example

A tenant returns a unit at month-end and receives a bill the following month. Details show some usage before handover and a disputed amount afterward. The reading, handover record and implemented removal date help assess each part. A post-departure invoice is not necessarily wholly attributable to a new occupier.

Include handover, meter reading, beneficiary-removal request and final bill in the exit file. If a dispute arises, reconcile the data first, then seek legal review of the obligations remaining between the parties.
